The West Austin and Westlake areas offer a very attractive lifestyle to their residents. The communities are well-situated between downtown Austin and Lake Travis, and they offer some of the best Hill Country scenery around. The wooded hills are covered by great oaks, towering cedars and leafy sycamores. Canyons feature dramatic limestone cliffs, and sparkling lakes offer endless recreational possibilities. The picturesque topography lends itself to golf course design, and the area is home to some of the best courses in Texas.

Amenity-filled Parks and Preserves

The 1,147-acre Emma Long Metropolitan Park is the largest of Austin's parks, and it encompasses a full mile of Lake Austin shoreline. Water lovers enjoy skiing, sailing, boating and fishing. Mountain bikers and moto-cross enthusiasts love the rocky, nine-mile bike course, while those on foot enjoy the two-mile Turkey Creek Nature Trail.

The 13-acre Red Bud Isle Park is an off-leash facility on Town Lake, just below the dam on Lake Austin. Here, your dog can fetch stick thrown into the water. Two trails loop around the lake; perfect for dogs and their owners alike. Many dog lovers enjoy this dog park above all others.

Zilker Metropolitan Park is a 351-acre West Austin facility that is full of special activities. The natural springs feeding the Barton Springs Pool keep the water at around 68 degrees year round. Play a round of disc golf on the nine-hole layout, or rent a canoe and paddle around Town Lake. Enjoy a relaxing stroll around the Taniguchi Oriental Garden or the Untauf Sculpture Garden. In the summer, residents bring blankets to productions, like Shakespeare in the Park, staged at the Hillside Theatre.

Highly Ranked Schools

West Lake Hills is the one community that lies totally within the boundaries of the Eanes ISD. It also includes a large portion of Rollingwood, and parts of the Lost Creek, Cuernavaca and Davenport Ranch neighborhoods. The school district features one high school, two middle schools and six elementary schools attended by a total of approximately 9,000 students.

In January 2013, the Eanes ISD became one of the first school districts in Texas to provide iPads to every student, K-12. U.S. News and World Report ranks Westlake High School number 40 out of approximately 1,700 Texas high schools. Parts of Barton Creek and adjacent communities are served by the Austin ISD.

World-class Golf

The four 18-hole courses that are a part of the Omni Barton Creek Resort and Spa are all spectacular. Golf magazine named the Fazio Canyons Course as one of the top five courses in the entire state. From the back tees, the par-72, 7,153-yard test carries a prodigious course rating of 75.1. A limestone creek bed is a distinguishing feature here, along with stately red oaks and sprawling sycamores. The 7,125-yard Fazio Foothills Course offers golfers challenging topography, including cliffs along some fairways, limestone caves and waterfalls. The layout was built in 1986 and upgraded in 2004.

The Coore Crenshaw Course features fairways harmoniously meandering amidst native vegetation, plateaus and rolling hills. The par-71 course measures a modest 6,630 yards from the back tees. The par-71, 6,407-yard Palmer Lakeside course overlooks Lake Travis, 25 miles west of the resort and spa.The par-3 11th hole features a cascading waterfall. The Dallas Morning News rated it among the 18 most beautiful courses in the state.

Lions Municipal Golf Course is just east of West Lake Hills and just north of Rollingwood. When you play this historic layout, you'll walk in the footsteps of golfing greats like Sam Snead and Ben Hogan. Don't be deceived by the modest yardage of 6,001 yards. Mature trees line many fairways, and the postage stamp-size greens will elude shots that are off-line.

Falconhead Golf Course is a scenic and challenging par-72, 7,159-yard public fee layout. Regardless of your score, you'll enjoy the rolling terrain punctuated by gnarled cedars, knobby oaks, rock walls, meandering creeks and contoured bunkers. Since it opened for play in 2003, Falconhead has quickly established itself as one of the premier courses west of Austin. From the back tees, the championship layout is a hefty 7,181 yards long.

The historic Austin Country Club was founded in 1899. It moved to its present location on Lake Austin in 1984 when it was designed by renowned golf course architect Pete Dye. Even the most talented players will find the dramatic mix of canyons, water and woodlands to be more than compelling. Elevated tees, ample bunkering and a profusion of side-hill lies add to the demands placed on a golfer's shotmaking ability. The Harvey Penick Learning Center is headquartered at the club. In addition to the championship golf course, members enjoy 10 lighted tennis courts, a heated swimming pool and access to 57 boat slips.

Upscale Neighborhoods

The West Austin area offers prospective homebuyers wonderful Hill Country views and a wide array of custom-built, picturesque homes. Luxury communities like Rob Roy and Barton Creek offer tranquility in the heart of the technology corridor of West Austin.

The Barton Creek community is a quiet sanctuary offering 5.4 square miles of picturesque Hill Country terrain that includes the world-class Barton Creek Resort and Spa. Sometimes it's hard to believe that the community is a mere 15 minutes from the downtown area. Students have access to top-rated public and private schools. You'll find Mediterranean villas on acreage, garden homes and executive-style condominiums among the upscale residential real estate offerings.

Rollingwood is adjacent to the downtown area, so it is very convenient for those that desire short commutes or easy access to Austin's lively arts, music and culture scene. The numerous amenities of Rollingwood Park are just minutes away. Residential home construction began in Rollingwood in 1948, so you'll find everything from 1960s ranches to 10,000 sq-ft estate homes built following tear-downs.

The luxury residences in the large Rob Roy neighborhood are often separated by generous amounts of green space. Amenity-filled, custom-built homes commonly carry property values well above $1 million. Many of the homes in Davenport Ranch feature great Hill Country views. The neighborhood is adjacent to the prestigious Austin Country Club.
